The Problem

The client is a buy-to-let landlord with 14 properties across the North East of England. Each property rents for around £800 per month, giving him a stable but carefully managed portfolio.

For a period of time, his properties were managed by a letting agent charging 14% of rental income. Across the portfolio, that worked out at £1,568 per month, or £18,816 per year.

The issue was simple: the cost no longer made sense.

Paying close to £19,000 a year for management felt disproportionate, especially when what he really needed was reliable coordination and proper administration not a full percentage-based service.

Managing Without an Agent

After stepping away from the agent, he tried to manage the portfolio himself.

From time to time, he paid people to help with coordination arranging repairs, speaking to trades, or dealing with one-off issues. But there was no real structure behind it.

Tenant messages were spread across different email inboxes and WhatsApp conversations.
Photos and videos of work carried out were buried in chat histories.
Invoices, warranties, and paperwork were difficult to find when needed.

Whenever an issue came up, he had to search through old messages and emails to work out what had already been done. Over time, this became frustrating and inefficient.

Discovering TeamJara

When he came across TeamJara, the comparison was clear.

Instead of paying a percentage of rent, the cost was £275 for all his property and average of £20 per property per month , or £4,100 per year.

For him, it was a straightforward decision.

TeamJara onboarded the properties, organised records, and provided tenants with a dedicated professional support line. From that point on, tenants knew exactly who to contact, and communication stopped being scattered.

All work was logged properly.
Photos, videos, and notes were stored in one place.
Trades were coordinated without him needing to chase or follow up.

Recently, when an appliance failed, TeamJara also handled the warranty claim dealing with the vendors and arranging visits without the usual back-and-forth or scheduling hassle.

“It’s simple and it works.
I’m no longer paying agent percentages, but everything is still handled properly.
I’d recommend TeamJara to any buy-to-let landlord who wants professional support without the cost of a traditional agent.”

Mr Terry Buy-to -let Landlord

The Outcome

The difference was immediately noticeable.

Tenants experienced a more professional, consistent service.
All maintenance and administration were properly tracked.
The landlord no longer needed to search through messages or emails.

From a cost perspective, the numbers spoke for themselves:

  • Previous letting agent cost: £18,816 per year
  • TeamJara cost: £4,200 per year
  • Annual saving: approximately £14,600

He retained full control of his properties, without paying agent percentages or dealing with day-to-day operational noise.
